Property Accountant

A Property Accountant is responsible for managing the financial records, reporting, and analysis for assigned real estate assets. This role ensures accurate accounting, compliance with regulations, and timely financial insights to support property managers, asset managers, and ownership groups.
Key Responsibilities
Financial Reporting
- Prepare monthly financial statements for assigned properties.
- Maintain general ledger accuracy, including journal entries, accruals, and reconciliations.
- Produce variance analyses comparing actuals to budget and prior periods.
- Support year‑end audit processes and provide required documentation.
Accounts Payable & Receivable
- Review, code, and process invoices in accordance with property budgets and contracts.
- Pay suppliers in line with Property Managers’ instructions and available funds.
- Raise adhoc charges and receipt payments from tenants.
- Reconcile bank accounts, security deposits, and trust accounts.
Budgeting & Forecasting
- Assist property managers and asset managers in preparing annual operating budgets.
- Update rolling forecasts and cash flow projections.
- Track capital expenditure (CapEx) budgets and project costs.
Lease & Tenant Accounting
- Maintain lease records to ensure accurate billing of rent, escalations, outgoings charges, and recoveries.
- Prepare and reconcile operating expense recoveries and year‑end adjustments.
Other tasks
- Assist in the training and mentoring of less experienced team members.
- Assist in the onboarding of new clients.
- Assist in the review and documentation of procedures to ensure we are operating as efficiently as possible.
Skills & Qualifications
Technical Skills
- Strong understanding of Trust Accounting legislation and regulations and property‑specific accounting practices.
- Proficiency with property management/accounting software (e.g., MRI, Yardi, RealPage, SAP).
- Advanced Excel skills for analysis and reporting.
Soft Skills
- Strong attention to detail and accuracy.
- Ability to manage multiple deadlines across several portfolios.
- Clear communication with property managers, clients, and leadership teams.
- Analytical mindset with problem‑solving ability.
Education & Experience
- Bachelor’s degree in Accounting, Finance, or related field.
- 1–5+ years of experience in property or real estate accounting (depending on seniority).
- Experience with commercial, residential, retail, or mixed‑use portfolios is preferred.
